The site spans circa 6 acres and lies 150m East to the settlement of Bexhill. It boasts a direct access of Pebsham lane, and is adjoining the equestrian centre to the South, and a small residential development directly to it’s West. It’s proximity to the settlement makes it an obvious choice for residential development in the future.

Bexhill itself is a residential city on the South Coast of England.

The site lies within the Roger District Council, which has a Core Strategy published in 2014. The document confirms that Bexhill is by far and away the largest settlement in the Rother district, and the majority of the district (82%) is also constrained by AONB.

The Spatial Strategy for Bexhill requires it to provide 3,100 dwellings over the plan period, equating to 54% of the overall requirements of the wider district. As of April 2021, the council are only able to identify a 2.89 year housing supply, and so there is a significant undersupply of deliverable housing sites to meet the five-year housing land supply requirement.
